Does Swell Stayz accept all properties?

The Surf Coast , Bellarine Peninsula and Geelong attract a diverse range of guests including large and small groups looking for personalised accommodation to provide the most comfortable stay within their budget.

Swell Stayz embraces all varieties of accommodation but does require the property to be assessed for guest suitability and safety.

Will Swell Stayz be regularly checking my property?

How does Swell Stayz manage linen and amenities?

Swell Stayz will manage the supply and cleaning of  linen as part of the management service fee.

Essential amenities will be supplied and restocked between guests.

How does Swell Stayz manage garden and basic maintenance?

Swell Stayz has a full garden and property maintenance service available upon request.

Subject to seasonal conditions we also offer a complimentary basic garden and property maintenance programs.

You can also provide your own garden and maintenance service.

Where can my guests find my property?

Swell Stayz will list your property on Airbnb and Stayz.

Some unique properties can be also listed on Riparide.

We also list all properties on our Swell Stayz website for direct bookings.

Am I still able to use my property?

Yes, you are able to use your property at any time. We do ask for some notice in order to block calendars.

Should I allow pets at my property?

It is a personal choice whether you allow pets at your property or not.

Airbnb stats show that the most common search for properties is for pet friendly properties therefore increasing the rate of bookings.

What do I need to consider before listing my property?

Please look closely at terms and conditions of contract.

Ensure your property is insured for any unexpected damage (Airbnb also offer insurance with bookings)

Ensure all electrical equipment is safe and in excellent condition.

Consider the period of time for listing- all year round bookings are ideal.

Can you organize licensed tradesman for repairs?

We have access to a range of licensed tradesman available to attend and repair all aspects of maintenance at short notice.

What costs are involved in listing my property?

There will be initial set up fees to list your property.

$100 listing fee for Airbnb and Stayz including a guest manual at the property.

$300 professional photography session

An initial clean can be organised- costs will depend on size and hours required.

A lockbox is required for key storage. We can organise purchase and instal for you .

What are the ongoing fees?

Our management fee is 12.5% of the total rental income.

This includes supply of linen and essential amenities.

Regular monitoring of Airbnb site and listing rates.
